At Raven, we believe that our community deserves high habitability standards. We also belive that quality housing drives quality tenancies.

In order to comply with Alaska’s warranty of habitability (AS 34.03.100) and Raven Real Estate’s high standards, we request that all the items be completed before advertising the dwelling for rent. This list is not meant to be exhaustive but includes many important or often overlooked items.

Entire property professionally cleaned, "hotel-clean' standard
Fresh paint or touch-ups; no visible wall damage.
Floors in good condition; carpets cleaned or replaced.
All windows and doors functional, with coverings and secure locks.
Working smoke and carbon monoxide detectors.
Functional light fixtures with matching bulbs.
Kitchen appliances clean and working; no leaks or damage.
Bathrooms sanitized; intact caulking and fully working fixtures.
No plumbing issues; good water pressure throughout.
Electrical system safe, GFCI outlets tested.
HVAC system serviced within the last year; clean filters.
Lawn mowed, snow cleared, and exterior lights working.
No pests, pet odors, or smoke smells.
Garage and storage areas clean and free of clutter.
Property safe and welcoming for immediate occupancy.
